Lotts and Farrell G. Lotts, the company was founded on sound management principles while creating a personal experience with each of its clientele.  RAL Resort Property Management, Inc. strives to keep the tradition of hard work and dedication as brought by Robert A. Lotts and Farrell G. Lotts ongoing in its endeavors.  Our current management team has over 30 years combined experience in the hospitality and construction fields of trade.

John Shaw—Owner, President, Board Relations

John Shaw is a Licensed General Contractor in the State of Florida with over 30 years of experience in the construction industry. After the destruction of Hurricane Charley in 2004, John was asked to come to Fort Myers to rebuild the damaged resorts managed by RAL. After the reconstruction and reopening, John apprenticed under Bob Lotts and worked as the Facility Manager for the entire network of resorts. John now is the President of RAL Resorts and primarily deals in relations with the Board of Directors.  John diligently continues his work with each Board of Directors in the portfolio of resorts making sure to provide personal attention to each individual member.


Debra Shaw—Owner, Office Manager

Debra Shaw has been with RAL since 2004. She has been in an Office Manager role for over 25 years of her working career. After Hurricane Charley, she came down to work with her family rebuilding and managing RAL’s properties. Since then, she has learned all the aspects of the day-to-day office operations for RAL Resorts.


Magdelaina Hagar—Vice President, Professional Real Estate Broker, Resort Sales, Licensed CAM

Magdelaina Hagar has been with RAL since 2004 working under Bob Lotts learning the aspects of hospitality management while in college. She graduated from Florida Gulf Coast University in 2006 with a degree in Hospitality Management. She went on to get her Real Estate License and now holds the Brokers License for RAL Resorts. Along with working with Owners on selling their units, she also holds weekly meetings with Owners and Guests at the resorts informing them about the resort they are staying at as well as the area’s attractions. She also holds a CAM License.


JR Shaw—Marketing Manager, Licensed CAM, Asst. Office Manager

JR Shaw is the current Marketing Director, Licensed Community Association Manager (CAM) and a Licensed FL Real Estate Sales Agent for RAL Resorts.  Having worked on-and-off throughout the years while in college, JR became a part of the full time staff in May 2009 upon graduation.  JR graduated from the University of Central Florida with a bachelor’s degree in Hospitality Management with honors.  JR looks for new and innovative ways of marketing RAL Resorts on a day-to-day basis.  JR is also actively involved in Board relations as well as compiling information for Board of Director Meetings and Annual Meetings.  JR also helps with all aspects of office work from accounting to rentals to customer relations.


Katrina Hernandez—Rental Department Manager

Katrina Hernandez has been with the company since 2008 and is the head of the rentals department. Katrina’s main objectives deal with space-banking requests from owners, rental reservations and cancellations, processing of rental fees and the processing of the rental escrow accounts for the reservations booked.


Stacy Hernandez—Reservations Specialist

Stacy Hernandez joined the ranks of RAL in 2010 and has been working with Katrina Hernandez in processing rentals and has also been posting all maintenance and tax payments received for the 2011-year. Stacy has also helped fill in at the resorts when needed for checking in and out guests on Saturdays.


Tracy Oram—Accounting Department Manager

New to the office team in early 2015, Tracy brings expertise in accounting and bookkeeping experience that benefits the staff of RAL Resorts as well as each individual client RAL represents.


Corey Hagar—Facilities Manager

Corey Hagar has been with RAL since 2008. He began working as the head of Maintenance at one of our resorts and has moved up to become our Facilities Manager. Corey has been in the Electrical/Construction trade since 2001 and strives to make sure that the resorts continue to maintain quality standards that our Owners are accustomed to.



I've considered us owners at Island Towers to be incredibly fortunate to have RAL oversee the resort's day to day business. Many times I've engaged in conversations with passersby on the beach who remarked how well run they heard our resort is. All you need to do is look at the property both from a distance and up close to see that these impressions are accurate.

A good property management company easily is one of our resort’s greatest assets, second only to the properties that they steward on our behalf. That being said, our property management company makes critical decisions on our behalf every day - making it extremely important that we hire the best and most involved firm possible. That our Board of Directors has hired, and retained for well over 15 years now, RAL Resort Property Management, Inc. shows that level of commitment that we were looking for.

RAL performs the following list of the tasks for the benefit of our owners:

Evaluates the property and determines an accurate rental rate

  • Performs and maintains detailed documentation of the interior and exterior including photos.
  • Offers recommendations to the Board of Directors on repairs and cosmetic improvements that maximize monthly rent while providing good return on investment.
  • Gathers data on rental rates in the area and works with our owners to determine the optimal rental rate.
  • Discuss with Board of Directors the pros and cons of different policies such as accepting pets, allowing smoking etc.
  • Installed a lock box for late arrivals, along with a key box for early departures.

Markets the property for rentals

  • Creates ads tailored to the specific property and advertising medium. Some of the mediums commonly used are:
  1. oPaid and free rental listing websites
  2. oPrint publications
  3. oSigns
  4. oFliers
  • Works with other realtors and leasing agents to find a renter for our available units.
  • Fields calls from prospects for questions and viewings.
  • Meets with prospective renters for showings.
  • Confirms rental dates with renter.
  • Collects and distributes the rental proceeds and appropriate taxes.


  • Advises in the event of a legal dispute or litigation.
  • Refer Board of Directors to a qualified attorney when necessary.
  • Understand and abide by the latest local, state and federal legislation that apply to renting and maintaining timeshare rental properties.


  • Perform periodic inspections (Inside and outside) on a predefined schedule looking for repair needs, safety hazards, code violations, etc.
  • Sends Board of Directors periodic reports on the condition of the property.


  • Provides accounting services.
  • Makes payments on behalf of the Board of Directors and our owners (Electric, gas, insurance, State fees, payroll, etc.)
  • Provides Board of Directors with detailed documentation of expenses via invoices and receipts.
  • Maintains all historical records (paid invoices, leases, inspection reports, warranties, governing documents, etc.)
  • Provides annual reporting, structured for tax purposes as well as all required tax documents.
  • Provides an easy to read monthly cash-flow statement to the Board of Directors which offers a detailed breakdown of income and itemized expenses.

Maintenance, Repairs, and Remodeling

  • Provides and oversees our in-house maintenance staff.
  • Established a preventative maintenance policy to identify and deal with our repair needs.
  • Provides a network of licensed, bonded and fully insured contractors who have been vetted for good pricing and good work that is up to code.
  • Assigns jobs to different parties (in-house employees, handyman and professional contractors) based on who will do the best job for the best price.
  • Maintains outdoor areas
  • Larger renovation or rehab projects;
  1. oProvides recommendations on how the project can maximize rental income.
  2. oPrepares preliminary cost estimates.
  3. oGets multiple independent bids for the work.
  4. oActs as the general contractor overseeing the work.

This reflects most, but not all, of RAL’s property management services. I hope that it gives you a fair idea of the scope of our property management company's activities and what they do for us on a daily basis. 

My satisfaction with RAL is also complimented by the fact that our Board of Directors has not given serious consideration to any other management company since they took the place of the previous management company, nor do we see this happening in the near future. Locally owned and operated, they care greatly about each property, and that is reflected in their positive attitude towards not only the properties they manage, but the owners and employees of each resort.
